 Property Services for Owners

Full Service
Apex will provide marketing and advertising. Apex will coordinate all guest servicing, contracting, emergency response, payment collection, and property maintenance and repair. Apex will pay the property owner their percentage of rental revenue on a monthly or quarterly basis; to be determined by the property owner. Apex will provide records of all past, present, and future reservations recorded on the owners invoice with the owners revenue check. Owners will have the ability to reserve dates for friends and family through their online scheduling calendar via Apex’s website. Apex will charge the owner of the property 35% of the net rental revenue for each rental property which will be deducted prior to the issuance of each of the owner’s rental revenue checks. The schedule of issuance of owner’s rental revenue check is to be determined by the property owner for each individual property under contract with Apex. Apex will charge the property owner reasonable service fees for services rendered on an agreed upon contractual basis.

Shared Service
Apex will assist the property owner in managing their property. Apex will provide a scheduling calendar through our website just like our full service properties. The property owner will have access to the calendar for bookings or blackout dates through a personal owner login. Apex will charge the owner an annual fee of $1000 for use of the website calendar. If requested by the owner, Apex will arrange cleaning of the property, provide linens, perform inspections of the property, arrange stocking of groceries for guests, provide around the clock emergency response, providing guests with keys, and any other services the owner would like to contract through Apex. These services will be performed on a fee basis or a percentage basis to be billed to the property owner. The fees vary (see package responsibility chart) and the percentage rate is a 20% surcharge on subcontracted maintenance, repair, and other listed services (see package responsibility chart). All marketing and advertising outside of the Apex website is the owner’s responsibility. The owner is also responsible for collecting rent revenue, issuing their own rental contracts and agreements, and all non-emergency contact with guests.

Caretaker Service
Apex will make sure that the owner who only wants their property looked after is provided with the greatest of care. Apex will perform a bi-weekly inspection of the property. Apex will also perform a severe weather property inspection following any severe wind, snow, rain, or ice storms. Apex will provide the owner with a letter of the properties condition within three business days of inspection. Apex will arrange any cleaning, grocery stocking, snow removal, landscaping needs, and any other services the owner would like Apex to arrange. This package is strictly fee based per service contracted.
